A quick tip about strata documents

So, heres a quick tip when it comes to reading strata documents. When you receive your strata document package, you'll be sifting through hundreds of pages of documents from depreciation reports, engineers reports which can easily be more than 100 pages each. So, where do you start? 

I  recommend reading the minutes from the Special General Meeting (SGM) because.....well there may not be any! Special general meetings are only called when something requires immediate attention. So, if there are no SGM minutes, then great! 

Secondly, i recommend reviewing the bylaws. The bylaws will be an indication whether the property is the right property for you...or the complete wrong one.   The bylaws are very easy to read and they're indexed off by category with a table of contents usually at the beginning, so it will be easy for you to find your concerns such as pet restrictions or how many people are allowed to live in the unit. 

If both documents looks savvy, then great!  Keep on reading! 

Otherwise, you don't have to read the rest of the documents because you've already determined that this is not the right property for you.
