How a shift in the market can instantly happen

So,  this just happend!  
Hi!  I'm back from my family holiday from Hawaii, and i had something very interesting happen while I was out of town, and this will show you how the market can easily shift during the spring season! 



So, this is my listing:

1200 sq ft unit in queen mary park listed for $585,000. 

Now one month before that, another listing the same size on the ground floor was listed for 625,000, and a few weeks before that, another listing  in the same building for even more! 

Now, im not here to underprice my listing to induce some sort of multiple offer.  I went over the numbers week after week and $585,000 was what i infomred my client was the reasonable listing price, and he agreed.

So right at the first week, we had a great open house, and received an offer right after the weekend which we negotiated and accepted.  Now, i'lll be honest, this subject removal period was a huge pain in the butt: i didnt get any communication from this other agent and it just dragged on for a lot longer than  i wanted, and it held back any other showing or offer oppurunity because we're tied up....which left an oppurtunity for the other 2 units in the bulding.

This is when i left town for a good week.  

Now while i was out of town, i was informed that the other listing in the building got an accepted offer. 

So, this is whats going to happen.  If my listing sold first, my price would set the benchmark for the other 2 listings in the building.  And if the other unit sold first, their price would set the new benchmark for my listing as well as the other listing.  


Now, for whatever stupid reason, (and yes i can blatantly say that it was for a stupid reason), the buyer for our property didn't remove subjects. 

However, the other unit?  It sold...and for more money than what we originally accepted at.

Never have i been so happy that someone didn't remove their subjects. And now...we're cancelling our listing and relisting the property because the other unit set a new benchmark.

Just imagine being the people that had the original offer on the property, and finding out the prices jumped during your own subject removal.  



I've been out of town for a week....and this is exactly how fast a market can shift during the spring!
