July Real Estate Recap- Richmond, BC

Stats just came out! Lets do a quick run down.


-Overall for single detached, its a balanced market.

-Most popular price point is the 2M-2.25M mark. 

-There were no sales in July less than 1.5, with an active inventory of 10

-Most popular area is Steveston Village with a selling ratio of 100%
-If you're looking to buy, check out these neighbourhoods: 
*the Hamilton and McNair areas both have inventories of 10+ but no sales in the last month
*The West Cambie area has the highest amount of inventory with only 1 sale in July

-Condos and townhomes are at a sellers market at 35% selling ratio
-1 bedroom condos are the most popular in the attached market
-Brighouse usually sees a balanced or buyers market.  It is at a 20% ratio which is unusually high for the area

-Both Steveston North and South are at 150% selling ratio which means the inventory cannot keep up with the demand.
