Notes from January 2023 Stats

So we just did a video for the Stats of January and here are a few things to note.  
-The sales ratio in the Richmond BC area is at 8% for single family homes.  This represents a 30% drop in the amount of sales compared to December. 
-Most of the sales in the Richmond Area for single detached fall in the range of 1.25 to 1.5 million dollars.
-The most popular area in the Richmond area for single family homes is the South Arm region, which has a sales ratio of 33%....not bad considering the slow market!
-The condo market in the Richmond area is surprisingly steady. For any property less than 600k, the sales ratio is hovering around 50%.
-In the entire greater vancouver area, the benchmark price increased 1%.  This is the first increase we saw in 6 months, where month over month, we've been seeing a decline of .5% each month.
-The most popular neighbourhood is usually Brighouse South. Not surprising. However in the month of January, the most popular neighbourhood was the Broadmoor region.  I'm suspecting its because of a few buildings in the area that lifted their age restrictions and have been on sight of buyers as of late.  The sales ratio in this neighbourhood is 75%.    Right behind is the Ironwood area at 43%.
