Richmond Report- January 2024

The numbers came out for the month of January, so lets take a look at whats been happening in our hometown of Richmond, BC

-For single family homes, 11% selling ratio.  Even though we've seen activity heating up, currently, its not surprising to see a decrease from December.  We're currently seeing a wave of buyers, the exact way we saw 3 weeks worth of new buyers in Septe,ber
-Benchmark price for single family homes is 2.079M, which represents a 1.5% increase since december
-Over the last month, we saw an average days on the market of 40, which is a significant increase since december, where properties  were only 20 days on the market.
-Even though there wasnt a significant indicator on which are was the busiest, but the areas of South Arm, Terra Nova and Saunders all did surprisingly well
-And if you're looking for a property, you may want to check out the Boyd Park and Ironwood areas which are increasing in inventory with only 1 sale between these two areas.


For condos and towhomes, 22% selling ratio...significantly busier than December
-Busiest area in all of Richmond, the townhomes at McLennan North are once again hot with some decent activity at the townhomes in Ironwood and the condos in Boyd Park
-And if you're looking for a condo, you may want to take a look at the brighouse south area which is having a little bit more inventory than usual
