The Handwritten Letter

So, look what i just got in the mail today! 

This is an ad that is made to look like a hand written letter from people looking to buy your home.  So why don't we take a look at what it says:

"Hi There, 

I'm not sure if you received my previous note, but I wanted to reach out and share a google review from a happy seller...

"I got a fair price for my property and am very happy with the service offered by (insert buyer here._

"If youre' looking to sell for ANY reason, give us a call today."

On some of the previous letters we received, it also includes details of 'no commission' flexible or immediate completion dates, etc.

So what can possibly go wrong?

Over here is a story of a client who used  the service from the same type of letter that was sent in the mail.  Client was eager to sell her home and little did she know, she entered a contract that was not only less than market value, but entered an agreement that gave the buyer the right to assign the contract to a higher buyer. 
 

Here in BC, the mechanism of assigning a contract isnt standard, but there are ways around it, and rest assured, these types of buyers will be drafting agreements that give them this ability.  And...a typical seller wouldnt whats standard in a contract or not. This is one reason why real estate agency can be vital.

At the end of the  day, it left the seller losing a difference of 60,000 if she placed it on the open market.

So why are these letters so successful?  

Well, these letters are targetting very specific people. 

1.  They're looking to target people that have a need to sell their home.  ANd really, with the rise of intrerest rates in the last year, don't be surprise that you see more of these letters coming into your mailbox.

2. They're looking to target people that don't like realtors or people that has had negative experiences with realtors! 

I get it! Realtors dont necessarily make the news on something positive.  But hearing that it would be saving commission by cutting out the middle man, that is music to some people's ears.

Whether or not you're in good terms with realtors, theres 10,000 or more of them in the greater vancouver...so whether you want to go with someone withmany 5 star google reiews you or a discount realtor, you just need someone on your side!  And even if you dont feel that a realtor is working in your best interest, theres civil recourses to that you can turn to.  If you deal with these types of buyers, then you're on your own!   And you can count that exactly what these buyers are hoping for.
