Virtually Staged Photos vs Reality

So, this is a photo from a virtually staged property of a home that we saw last weekend.  

And to tell you the truth, im not too fond of vrtually staged photos....well, at least since this week.

Virtually staged photos are fake! They're misleading! And maybe there should be some advertising standard when it comes to photos used in real estate. 

So, what happened was that i showed this listing to my client, and he wanted to check it.  Right on the description, it did say the property needed some TLC and that the photos were virtually staged.  And when we phyisically saw the property, it was a total dump!

So of course, we left the property thinking that this isnt an ideal property.  Not like we were super disappointed; we were informed that the property required work.

A couple of days later, my client calls me up saying that would be a great little project, which really caught me by surprise.  Most of the properties he liked were fully updated; turnkey ready properties.

So when it comes to virtually staged properties, i think that it serves a purpose.  Most of the realtors that use virtually staged photos are responsible in saying that the photos are virtually staged.  And especially if you have a vacant property, various pictures of walls and doors isn't all that interesting.  Its there to show potential.


And....when i called the realtor to express interest in writing an offer, the listing agent said it was already too late.  Somebody else wrote an offer.  So, it looks like someone saw the exact same potential my client saw and pouced on it as well.
