What does a pre-inspection mean ( for a buyer)

So we looked properties with a client this weekend, and we saw a new home for sale and the realtor said the property has already been inspected.  I responded....great!  

My client was wondering, if we put an offer on this property, does that mean we can skip the inspection and I said NO! 

Well, if its been inspected, then why do we have to do another inspection?

And the principle is quite simple really.  Its that the inspector that was hired by the seller is working for the seller.  While the inspector that a buyer hires....will be working for the buyer.  

See the difference?  

Realtors use pre-inspections as a selling tool.  While i don't acknowledge that as a tool to sell a property, relying on a sellers inspection is NOT doing your due diligence.
