"Will this be easy to sell?"

So now that the market is getting busier, one question that a lot of buyers dont ask is a very serious question: "If this property easy to sell?"

When buying a property, one thing that people neglect to foresee is that anything can happen to them which effects their financial situaion. And when that happens, would it be easy to sell if that ever happened?

We talk a lot of due diligence through mortgage approvals and inspection, but this is a question that can be answered without spending a lot of time or money. 
The first red flag to notice is how long the property has been on the market. Even in a slow market, a typical property should sell within a 2 month timeframe.  

Most of the time, a property that has been on the market for a while are overpriced. 

However, there are instances where its not price related.  For examples:

-previous damage
-upcoming levies
-location
-material latent defects

For people getting into the market for the first time, people will find challenges in the buying process and may find that these 'defects' or 'flaws' are something they can fathom.  However, the process shouldn't be rushed unless analyzing this specific aspect as this would assure some long term security.
