Richmond Report June 2024

So, the numbers are out, so lets take a look at whats been happening in our home town of Richmond BC

-For single family homes, we saw a benchmark price of 2.06M. That represents a decline of 10% since the May.
-We also saw an amount of sales go down by 5% from the previous month.  
-And we're also seeing turnaround times for sales increase from an average of 1 and a half weeks to 3 weeks.
-Most popular area, the Steveston South Area by far!
-And if you're looking to buy, you may want to check out the Broadmoor area and the 49 properties they have on the market

For condos and townhomes, 

-we saw a slight downward trend in all aspects, from amount of sales, benchmark price and days on market
-not something to get super excited about, usually these summer months are typically slower to transactions heavy loaded during the spring so people can go on vacation in the summer months.
-one thing i did notice is that 1 and 2 bedroom units are at a steady 22% sales ratio, while the 3 bedroom townhouse market went down to 18% 
So...if you're looking to upsize from that apartment to townhouse, this is a good number to see in my opinion.
-Most popular neighbourhood in June, Steveston Village. Pretty much selling as soon as a property hits the market
-And if you're looking to buy, the brighouse and west cambie areas have more than 150 properties on the market you may want to check whats been sitting on the market.
