So we just did a possesion on our latest sale at Westminster Highway, and here are some common things that can be overlooked on possession day

-Missing keys: the contract should have a list of included keys. For a strata property, these keys should include access to common areas, mailbox keys and other ones on top of the keys to the unit itself

-Outstanding deficieinces: if there were deficieincies that were addressed at the time prior to subject removal, this needs to be attended to right away, not a week later or futhermore.

-Leftover items: sometimes people will leave items at the unit. It is the responsibility of the seller to leave the property as stated on the contract. Sometimes it will be a question of an item being a fixture.  Communication of these type of items is vital

-items taken not stated on the contract
-changing of fixtures
