September 2023 Richmond Report

Blog by Ray Estrella | October 10th, 2023

Here are some nuggets from our hometown of Richmond, BC for the month of September

In september, we saw a 22% difference in the amount of sales vs. August. Usually in the last few weeks of August, we see a significant decrease of activity. And, its no surpirse that right after labour day, about 3 weeks worth of activity occurs the week after laybour day.

The most active market for single family homes had a price range of 1.5-1.750 with 17 sales in September

Most popular neighbourhoods for the month of September were Ironwood again, and the Saunders neighbourhood.

If you're looking to buy, check out the W Cambie area. Currently holding 23 active listings, with only 1 sale in the last month.

For condos and townhomes, it slipped since last month, but still holding ground. 26% selling ratio.

However this ratio heavily favors 1 bedroom units with heavy selling ratio of 38% with 2 bedroom condos, and townhomes in a balanced market.

Last month, the most popular area was Steveston South, with a ratio that can't keep up with the demand.  For the month of September, the Brighouse South seems to be the with a 58% selling ratio with 25 sales this month

And lastly, if youre looking to buy, see whats been on the market in the west cambie area.  Currently the slowest region with a 17% selling ratio and 150+ properties on the market.

Hope this information helps! cheers
